Reading the Banyan Tree Residences Floor Plans

  • Six residences per typical floor. Residences 01 to 06 repeat on Floors 10 to 23, so the residence number largely sets the layout, size and exposure you are choosing.
  • Most plans are two-bedroom. Four of the six published plans are two-bedroom residences of about 1,439 to 1,603 square feet inside, each with a powder room.
  • Terraces are generous for the size. Even Residence 05, the one-bedroom plan with about 1,078 square feet inside, carries about 577 square feet of exterior space.
  • Residence 01 is the largest published plan. It offers three bedrooms and about 2,140 square feet inside with about 766 square feet of terrace.
  • Every residence is a corner home. The developer describes each residence as a corner with wraparound terraces, so compare which two directions each plan faces.
  • Ask about the plans not shown. Four-bedroom residences and the penthouse collection are not among the published plans; Justin & Alyse can request them from the sales gallery.

THE LOCATION

Banyan Tree Residences’ Downtown Setting

Banyan Tree Residences is planned at 400 Hibiscus Street in Downtown West Palm Beach, one block from CityPlace and about two blocks from the Intracoastal Waterway, according to the developer’s announcement.

This is an in-town address with CityPlace shops and restaurants close by, the Kravis Center for the Performing Arts nearby, and the Flagler Drive waterfront a short walk east. The developer also highlights easy access to Royal Poinciana Plaza, Worth Avenue and Palm Beach Island.

Downtown is adding several new towers at once, including Mr. C Residences, The Berkeley on Clear Lake and Nora House in the Nora District. Buyers here often compare Banyan Tree Residences with these developments and with established Downtown buildings such as CityPlace South Tower.

THE KELLER TEAM’S PERSPECTIVE

The Keller Team’s Perspective on Banyan Tree Residences

Banyan Tree Residences brings a wellness-focused hotel brand to Downtown at some of the lowest prices among the new branded towers. These are the points we review with buyers.

  • Plan for a longer timeline. With delivery expected in 2029, deposits may be committed for several years before closing, so review the deposit schedule and completion terms closely.
  • Corner exposure is the selling point. Every residence is a corner, so compare which two directions each plan faces and what may be built nearby in a fast-changing Downtown.
  • Ask about plans not yet published. The developer has published six typical plans; four-bedroom residences and penthouses are available through the sales gallery.
  • Understand the wellness and service costs. A full wellness floor and a 24-hour host add to the lifestyle; ask for the estimated association budget and which services carry separate charges.
  • Know what the club includes. Sanctuary Club benefits apply at participating Banyan Group properties, and some benefits, such as room upgrades, are subject to availability.
  • Compare against resale. CityPlace South Tower and other established Downtown buildings offer immediate occupancy and an operating history you can review.
